OMR figures as published mid-2026. Off-plan pricing shifts with each release phase — confirm live pricing before use in client material. Freehold (ITC) ownership open to all nationalities; Golden Visa residency requires OMR 200,000+ invested.

A 'Y' means the developer has confirmed it publicly. A blank doesn't mean it's absent — just not confirmed yet.

Who's actually building this, how long they've been around, and where the real risk sits.

Al Ahly Sabbour

Wadi Zaha

Founded 1994, Cairo — 60–65+ delivered projects across Egypt, ~40,000 families housed.

Backing MoHUP partner, 2nd-largest landholder in SHC.

Track Record Delivered 65+ residential, coastal and commercial projects across 12M+ m² in Egypt, including The Square (Fifth Settlement) and Gaia (North Coast) — backed by a joint venture with the National Bank of Egypt.

Risk: Standard off-plan delivery risk — targeting mid-2028 handover.

Adanté Realty

Yenaier · Al Adrak Group

Founded Parent group founded 1986 (39 yrs in Oman/UAE); Adanté itself launched 2025.

Backing MoHUP-aligned launch, minister in attendance.

Track Record Al Adrak has delivered projects in Dubai Hills alongside Ellington Properties, one of Dubai's top design-led developers — attention to detail and design quality are a core strength carried into Yenaier.

Risk: Yenaier is Adanté's first project under this brand — no standalone track record yet.

Sarooj Development

Sarooj Oasis

Founded 1976 as a construction firm — major Omani infrastructure (Musandam Gas Plant, Al Mouj infra, Madha Road).

Backing Direct MoHUP partnership; sales launched by the Ministry.

Track Record 49-year infrastructure contractor under Al Taher Group — delivered the Musandam Gas Plant, Musandam IPP, Nimr Water Treatment Plant, Shinas Port and Al Mouj Resort infrastructure for clients including PDO (Shell), BP and Total.

Risk: Strong infrastructure record, but new to residential sales and property management.

Al Abrar Real Estate

Hay Al Wafa

Founded 2008, part of Al Siyabi International Group (active since 1997).

Backing MoHUP delivery partner; also has a 2025 Duqm partnership with Tatweer.

Track Record Selected by MoHUP as a founding partner on Oman's first smart city; Phase 1 of Hay Al Wafa (470 units) is now over 96% sold, and its urban-development experience led directly to a 2025 Tatweer partnership for the Duqm SEZ masterplan.

Risk: Only launched its 1-bed units in Phase 1 — and those are now fully sold out, same as Jood. Wadi Zaha, Yenaier and Sarooj Oasis are still selling from a 2nd or 3rd phase, so Hay Al Wafa's 1-bed pricing shown is historical, not currently available.

Availability 1-bed stock: sold out.

Talaat Moustafa Group

Jood

Founded 1970s, Egypt — built Madinaty and Al Rehab, among the region's largest master-planned cities. Listed on EGX.

Backing Government-patronised launch, aligned with Vision 2040.

Track Record Egypt's top-ranked listed developer by Forbes Middle East 2026 — 130,000+ units delivered over 50+ years, including Al Rehab (300,000 residents) and Madinaty; $8bn in 2025 contractual sales.

Risk: Newest entrant (opened sales Dec 2025) — zero completed Oman projects. Its Phase 1 1-bed units are already fully sold out, so current pricing is for reference only.

Availability 1-bed stock: sold out.

No developer here has meaningful independent review data (Google, Trustpilot) in the Omani market — what's available is trade press and developer-affiliated coverage, best treated as promotional rather than independent.
